Dal 1° luglio 2009 l'attestato di certificazione energetica obbligatorio per tutte le vendite!
Pubblicato da max explosion a 08:06Dal 1° luglio 2009 scatta l'obbligo di «dotare» dell'attestato di certificazione energetica tutti gli edifici o anche singoli appartamenti trasferiti a titolo oneroso, come previsto dall'articolo 6, comma 1-bis, lettera c) del Dlgs 192/2005.
La misura riguarderà circa 600mila compravendite, se si considera che nel secondo trimestre del 2009 si stimano circa 730mila transazioni immobiliari. Ad essere interessate saranno anche permute immobiliari, transazioni, cessioni o conferimenti di immobili nei patrimoni sociali.
Per alcuni edifici non è necessario redigere il documento come: gli edifici inagibili, gli edifici che ugualmente non comportano un consumo energetico (portici, legnaie, ecc.)., gli edifici privi di qualsiasi impianto (per i quali non si può in alcun modo calcolare la prestazione energetica), i fabbricati isolati, con una superficie utile totale inferiore a 5 metri quadrati.
In attesa che la Regione Piemonte emetta i decreti attuativi, nel nostro territorio il certificato energetico viene sostituito dall’Attestato di Qualificazione Energetica che ha valore legale in sede di compravendita notarile di edificio/appartamento identico al certificato energetico.
